Certified Buyers Consultants TM
The Certified Buyers ConsultantsTM (CBC) is the Professional Designation for Real Estate Professionals who serve Home Buyers as Buyers Brokers, Buyers Agents or within a Buyers Agency and have completed the CBC Council's extensive training requirements. The goal of every Certified Buyers ConsultantTM is to provide the highest level of service to each Buyer.
Real Estate Professionals may qualify for the Certified Buyers ConsultantTM Professional Designation, if they can answer "yes" to the following questions.
- Have you been a licensed Real Estate Professional for more than 2 full years ?
(Up to 80% of Real Estate Professional don't stay in the business this long.)
- Will you exclusively represent only one party in each transaction ?
(i.e., When representing a Home Buyer you will never practice "Limited", "Transactional" or "Dual" Agency, representing a Seller in the same transaction.)
- Will you complete the CBC Program & Continuing Education ?
The CBC Program is offered as a series of Seminars or Tele-Seminars. The names of Seminars are: "A Total Commitment To Customer Loyalty" (An Overview of the CBC Designees' Required Services), "Understanding Personalities For Greater Success" (Based on the DISC Personality Profiles) & "Home Inspections: Risk Reduction For Your Clients & You".
The Seminar "Master Negotiating Skills: Getting The Best For Your Clients" will become manditory January 1, 2005. Additional Seminars may be added as determined to be necessary by the CBC Council.
Completing these seminars is required to obtain the CBC Professional Designation. Then CBC Designees must take at least one CBC Continuing Education Seminar each year to maintain this Professional Designation.
- Will you ensure that Home Buyers get Pre-Qualified for a mortgage quickly ?
(Generally, within 7 days after your first meeting with Home Buyers.)
- Will you ensure that every Home Buyer you serve gets a quality Home Inspection ?
(Home Inspectors should be a member of the American Society of Home Inspectors (ASHI) or the National Association of Home Inspectors (NAHI) & should have E&O insurance.)
- Will you ensure that every Home Buyer you serve gets a Home Warranty Plan ?
- Will you provide a CMA for each home your Home Buyers purchase ?
(The Comparative Market Analysis must be complete before a Purchase Agreement is written.)
- Will you give all of your Home Buyers a post-closing "Customer Service Survey" ?
(The CBC Council has established a minimum set of questions for surveys and recommends using a "third party" professional survey service.)
- Will you completed more Continuing Education than required your state ?
(CBC are encouraged to complete at least 150% of required CE each year.)
- Will you served on one or more committees with your Real Estate Association ?
(Serving on the Professional Standards & Executive Committees are the CBC Council's first recommendations.)
- Are you a member of the National Association of Independent Real Estate BrokersSM and/or the National Association of Realtors® ?
- Are you a member of a National Relocation/Referral Network for Home Buyers ?
(i.e., NAIREB's National Relocation & Referral NetworkTM, RELO®,etc.)
